Average square meter prices reached HUF 1.38 million for brick apartments, HUF 1.12 mln for panel apartments, and HUF 797,000 for secondhand houses; all types show a rise from 2024 levels.

Brick apartment prices surged 22.6% overall, with District I leading at 55% growth  (HUF 1.84 mln per sqm), followed by Districts V (HUF 1.74 mln per sqm) and XIII (HUF 1.7 mln per sqm).

Panel apartment prices in District II neared HUF 1.5 mln per sqm, while in District XI, they reached HUF 1.28 mln per sqm, and in District XIII, HUF 1.23 mln per sqm.

Used house prices rose a modest 5.5% to HUF 797,000 per sqm, with Buda averaging over HUF 1.01 mln, and Pest HUF 715,000. District III topped this list at HUF 1.2 mln per sqm.

Otthon Centrum’s head analyst, Gábor Soóki-Tóth, attr ibutes the apartment price acceleration primarily to demand spurred by state-guaranteed preferential loans, which have boosted interest in cheaper units while tempering used-house demand.

He notes compositional effects, as houses in better condition drove gains even in Buda, where overall growth was flat. Soóki-Tóth says he expects price rises to persist into 2026.
