The fund manager is betting that design quality and civic values are not at odds with strong investor returns.

Under the leadership of founder and majority owner Mihály Schrancz DLA, the company focuses on investments that balance premium product quality with investors’ business interests.

The Realis Group, active in multiple industries, established its new real estate investment subsidiary in mid-2024. Realis Wam received its operating license from the Hungarian National Bank (MNB) at the end of 2024, officially beginning operations and joining the domestic alternative asset management market.

The company’s first full year yielded outstanding results. The initial capital raising rounds were successfully completed, and now it manages HUF 18 bln in assets with a 45%/55% institutional-to-private investor ratio. By the end of 2025, Realis Wam had acquired three office buildings in prime Budapest locations and a residential development site in downtown Debrecen. It currently operates three investment funds and plans to launch three more in the near future.

The management team brings decades of experience, having shaped some of Hungary’s most iconic real estate projects over the past three decades. Its credibility is further supported by a portfolio of completed projects exceeding EUR 2 bln in total value.

Capital Seeks Character

Realis Wam specializes in architecturally distinctive, design-driven real estate projects. Its market positioning deliberately challenges purely financial asset management approaches and conventional real estate trends. Its portfolio-building philosophy – the “Character Building Collection” – combines financial rationality with architectural and urban design excellence.

The company invests exclusively in developments located in premium areas that not only generate financial returns but also represent lasting value in aesthetic and technical terms.

“The real estate profession is not only about well-built square meters, but also about the experience of living. We think not only in buildings, but in micro-environments, liveable urban spaces, and decades. Our goal is to bring back civic values into development: for us, quality does not mean flashy luxury, but good design, durability, and environmental and social sustainability. We are not just building walls, we are building a legacy”, said Mihály Schrancz DLA, founder, owner and CEO of Realis Wam, commenting on the company’s market entry.

The ownership structure reflects strong business confidence in the company. In addition to founder Mihály Schrancz DLA and investment director Tamás Ádány, the shareholders include prominent figures such as:

  • László Wolf, deputy CEO of OTP Group
  • András Fülöp, former CEO of Deloitte Hungary
  • Levente Szabó, partner at Austrian law firm LeitnerLeitner
