Used houses saw the largest price cuts, closing transactions at an average of 11.2% below the asking price, while brick flats averaged 6.9% and panel flats 5.3%.
Year‑on‑year, bargaining power strengthened by 0.9 percentage points for used houses, two percentage points for panel flats, and 2.7 percentage points for brick flats.
Regional differences remain significant. Discounts in the agglomeration were as low as 3.3% for panel flats and 2.8% for brick flats, while waterfront properties recorded the steepest reductions, reaching 21%.
In Budapest’s outer districts, buyers secured 6.2% discounts on panel flats and 12% on used houses, while smaller towns saw 6.9% and 11% respectively.
Analysts expect the trend to persist through 2026, with typical discounts remaining in the 5–7% range for flats and above 10% for used houses unless a major market‑shifting event occurs.
