District II followed with 17.1%, maintaining a stable 16–19% range since 2025, while District XII fluctuated between 12.8% and 16.3% but showed an overall improvement.
Several traditionally popular Pest districts, such as Districts VII, VIII, and IX, saw declining interest, with District VIII dropping from 14.6% to 11%, the largest decrease in the period.
The sharpest reversal occurred in District XI, where interest fell from 18–20% last summer and fall to 14.7% in March, largely due to price spikes triggered by the Home Start program’s surge in demand for new‑build homes.
Analysts warn that in areas where Home Start has pushed prices up fastest, such as District XI, the pool of solvent buyers has already narrowed, signaling that overheated pricing is beginning t o push demand away.
