In Somogy and Zala counties, foreign buyers reached 11.3%, driven by German purchasers who made up more than two‑thirds of all international transactions. Budapest recorded a 5.5% foreign‑buyer share overall, but in inner Pest (Districts V, VI, VII, VIII, and IX) the ratio jumped to 13.2%, with Chinese and Vietnamese buyers responsible for 3.5% and 0.8%, respectively.

Separately, the Central Statistical Office (KSH) estimates that 2025 home sales will total around 150,000, including roughly 25,000 transactions in Budapest.

The MNB noted that it has no data on how many Hungarian properties are currently owned by foreigners, nor on EU‑wide foreign‑purchase trends. The inquiry was prompted by concerns that foreign demand is intensifying the housing crisis, especially in Bu dapest and western counties.
