Developers had launched 5,950 new units across 129 projects by June, marking a nine‑year high and pushing the unsold inventory of already completed homes to 900, a 40% increase in six months, according to OTP Mortgage Bank’s latest publicly available investor and sales data.
Another 9,300 units currently under construction remain unsold, with District XIII leading in both immediate availability (230 homes) and pipeline supply (3,300 units).
Average prices continue to rise despite weaker demand, reaching HUF 1.85 million per sqm for 2027 handovers and HUF 1.9 mln/sqm for 2028 projects, though developers are increasingly offering multi‑million‑forint discounts.
OTP’s data also shows that 9,500 new apartments are scheduled for completion in 2026, 2.5 times last year’s level, with 3,100 of them in District XIII alone.
