Prices rose steadily throughout the year, peaking at HUF 833,000 in January 2026, and now stand 16% higher than in eastern Hungary, where the average increased from HUF 653,000 to HUF 702,000, or 7.5%.

The sharp rise in the west reflects a regional supply shortage rather than a nationwide panel shortage.

Buyer bargaining has also shifted, with average discounts widening from 3% in April 2025 to 5% in April 2026, despite rising listing prices.

Used brick‑built homes in the region saw only a 5% increase, from HUF 481,000 to HUF 504,000 per square meter, expanding the price gap between panels and brick units from HUF 147,000 to HUF 310,000, meaning panels now cost more than 60% extra.

Even with higher prices, sales times shortened from 78 to 74 days, indicating sustained strong demand.
