In Budapest, however, the share is significantly lower, with only 41% of listings qualifying.
The program’s conditions include a maximum price of HUF 1.5 million per sqm, up to HUF 100 mln for apartments, and up to HUF 150 mln for houses. The proportion of qualifying listings varies widely across major cities.
Coverage is nearly complete in Békéscsaba (200 km southeast of Budapest) and Salgótarján (110 km northeast), while in Győr (120 km west), 89% of listings are eligible. In Debrecen (225 km east), 86% of properties fall within the limits.
In Budapest, only 40% of apartment listings and 46% of house listings meet the program’s criteria.
“The much lower eligibility rate in the capital is due to higher property prices, as many homes exceed the Home Start price thresholds. For example, the average price per square meter for a condominium apartment in Budapest now exceeds HUF 1.4 mln,” an ingatlan.com expert said.
