The transaction, described as a defining deal in Hungary’s commercial real estate market, officially closed on Feb. 27, following a sale and purchase agreement signed in December. Under the agreement, the Magyar Posta Takarék Real Estate Investment Fund, managed by Gránit Asset Management, acquired the portfolio from Revetas Capital.

With the integration of the newly acquired assets, Gránit is launching a comprehensive renewal of the network’s visual identity and commercial operations. The company will operate one of Hungary’s largest centrally managed retail park networks under the ZONE Retail Park brand.

The deal covers eight retail parks and four standalone stores, representing a total of 45,000 square meters of gross leasable area. The assets were acquired by the public real estate fund, which has tens of thousands of investors.

Following the transaction, Gránit Asset Management now operates 20 retail units in 19 cities across Hungary’s key regional centers, from Debrecen in the east to Nagykanizsa in the west.

“This acquisition is of strategic importance for Gránit Asset Management. By establishing a nationwide platform, we are not only expanding our portfolio but creating sustainable, long-term value for our investors and providing a stable foundation for our tenants. By integrating the former Park Center units and extending the ZONE Retail Park brand, we are building a modern, efficiently operated commercial network that delivers both economies of scale and a guarantee of consistent quality in the Hungarian retail market,” said Álmos Mikesy, chairman and CEO of Gránit Asset Management.

According to the company, the portfolio has a nearly 100% occupancy rate. Close to 50 international and domestic brands operate in the retail parks, offering a diversified tenant mix intended to ensure steady footfall.

The rebranding and visual refresh of ZONE Retail Park properties will begin simultaneously with the change in ownership. The concept focuses on practicality and convenience, with the aim of providing a uniform customer experience at each location, including free parking, easy accessibility and a retail mix tailored to everyday needs.

The former Park Center units are located in Debrecen, Dunaújváros, Miskolc, Mosonmagyaróvár, Nagykanizsa, Siófok, Szekszárd and Zalaegerszeg. They will gradually adopt the new visual identity.

Gránit Asset Management is working together with Grandum Property Management Hungary, which is responsible for operating the properties, to position ZONE Retail Park as more than a brand name, aiming to make it a reliable part of consumers’ daily routines in regional cities.
