Quarter‑on‑quarter growth nearly stopped, with prices increasing only 0.3% nationwide.
Budapest’s annual price growth has fallen to 8%, and in District XII average listing prices are now lower than a year earlier due to a higher share of older, renovation‑needed homes entering the market.
Some regions, such as Szolnok, Miskolc, Borsod‑Abaúj‑Zemplén and Jász‑Nagykun‑Szolnok counties posted notable increases driven by more new‑build listings, which are priced significantly higher than used homes.
The national average listing price reached HUF 985,000/sqm, with Budapest’s top districts exceeding HUF 2.2 million/sqm and Debrecen and Szeged surpassing HUF 1 mln/sqm.
Demand also weakened in Q2 due to election‑related caution, seasonal effects and the gradual fading of the Home Start pr ogram, signaling a broader market cooldown.
