Prologis, Inc., which describes itself as the global leader in logistics real estate, announced that it has begun construction of a new 10,000 square-meter speculative facility at Prologis Park Budapest-Harbor in Hungary, its first BIM-designed facility in the CEE region.

Building Information Modeling (BIM) is an intelligent 3D model-based process that helps architecture, engineering and construction professionals to more efficiently plan, design, construct and manage buildings and infrastructure.

"In response to high customer demand in this area, we have decided to expand the park by an additional 10,000 sqm, from which we look forward to furthering the business operations of our new customers," said László Kemenes, senior vice president and country manager at Prologis Hungary. "For Prologis, BIM is the essential platform for smart buildings and data governance, which in turn enhances customer experience and drives energy sufficiency as part of our commitment toward carbon-neutral developments," he added.

The new building is planned to meet high environmental standards. High-grade insulated wall panels and roof systems will be built in along with high-performance gas-fired heaters, cutting heating costs by as much as 30%, according to the company.

LED lighting and large skylights are also included in the design, resulting in a 45% reduction in energy costs compared to the latest lighting standard. Water, gas, and electricity consumption will be optimized by a smart metering system. The new facility, just like other newly delivered Prologis projects, will be submitted for BREEAM "Very Good" accreditation.

The project is set to be completed for Q1 2019, only six months after the start of the development.

Prologis Park Budapest-Harbor is located on the western bank of the Danube at the capitalʼs southern border in District 22. The 130,000-sqm park, which still has space for 27,000 sqm of potential future development, has easy access to international trade routes, due to its vicinity to the M0 ringroad, M6 motorway, and Route 6.

Prologis has 660,000 sqm of logistics space in seven industrial parks in Hungary, as of June 30, 2018.
