Helloparks Maglód's 1st warehouse almost fully occupied

HelloParks Maglód's first 46,000 sqm warehouse is now operating with more than 80% occupancy, and the preparations for the park's next phase have already begun, according to a press release sent to the Budapest Business Journal.

In January, just shortly after that it has received the Excellent certificate for the Design Stage in BREEAM's New Construction category, HelloParks Maglód's first phase was handed over, and the preparations for the Post Construction certification have already started. 

The first 46,000 sqm warehouse (MG1) was built by Market Építő Zrt. with a fast, six-month implementation. A total of 250 people worked on the construction of the building and the connecting road and utility system: about 47,000 cubic meters of earth was excavated, 12,500 cubic meters of concrete and 375 tons of rebar were installed, and 27,500 sqm of paving was completed.

"The extremely short deadline for the implementation was the most challenging for us, but we also had to count with the shortage of building materials and the unrealistic and unpredictable increases in material prices. At the same time, I believe that we can deliver a high-quality work that satisfies all needs to the customer on time," said Zoltán Jasper, technical director of Market Építő Zrt., in connection with the completion of the project.

Rudolf Nemes, CEO of Helloparks adds, "The MG1 is a huge achievement for HelloParks in every way, as we bought the area just over a year ago, followed by an extremely intensive development period of just six months, after which we were able to hand over the first logistics hall in the country to our tenants that met the requirements of the BREEAM New Construction category in Design Stage," said Rudolf Nemes, CEO of HelloParks.

The new, 45,000 sqm building will also be built by Market Építő Zrt. and is scheduled to be handed over in the last quarter of 2022. New features compared to the first facility are the increased storage height (11.7 meters) and minimum leasable unit with 3,500 sqm, the comprehensive physical accessibility of the building, and the re-use of rainwater. The investment value of the new phase is close to EUR 50 million.

HelloParks Maglód is located in a fast-growing industrial zone of the eastern agglomeration of Budapest. The 46-hectare area where the company plans to develop more than 200,000 sqm of warehouse, light industrial, and office space is located along the ring road M0, near the M4 and M5 motorways and the Budapest Airport.
