Used home sales reach 12,000 in April

Used home sales reached 12,000 in April, a fresh report by real estate broker Duna House shows. In January-April existing home sales rose 57% to 44,000. In Budapest, one-third of buyers now purchase homes as investments, at an average price of HUF 20.5 mln.

First-time buyers, paying HUF 13 mln on average, make about 29% of purchases. The average price of flats outside the capital is HUF 145,000 per sqm. The average on the Pest side of the capital is HUF 228,000 per sqm, and HUF 296,000 per sqm in Buda.

Excluding Communist-era prefab homes, the average house price is HUF 260,000 per sqm in Pest and HUF 357,000 per sqm in Buda. Outside of the capital, almost half of buyers are looking for homes between 40 and 60 sqm, and 20% want to buy homes between 60 and 80 sqm. In Budapest, the above ratios are 33% and 28%, respectively.
