New 26,000 sqm hall of HelloParks Fót structurally complete

In June, the first 45,000 sqm phase of HelloParks Fót received the occupancy permit, and the next 26,000 sqm warehouse became structurally complete in July, according to a press release sent to the Budapest Business Journal.

Occupancy of the first phase of FT1 is already close to 60%, tenants have started to move in, and negotiations are at an advanced stage for the remaining available space.

The first tenants are scheduled to move into the new FT6 hall, which is currently under construction, in December. With the FT6 building, HelloParks is aiming for a rating higher than the BREEAM New Construction "Excellent" level of FT1, "Outstanding". Only HelloParks is currently building an industrial building in this category in Hungary, according to the press release.
 
This will be HelloParks' first City Flex warehouse, which, compared to the halls built so far - where the smallest space available is 3,400 sqm - can now accommodate rental requirements of as small as 1,000 sqm. Similar to the Big Box halls, the smaller City Flex will also have dock and drive-in doors but will have a lower ceiling height and smaller dimensions, making it more suitable for urban logistics and light manufacturing or assembly companies. 

Aiming for a BREEAM New Construction Outstanding rating, the City Flex building has to meet sustainability criteria that less than 3% of buildings worldwide can meet. It will be the second industrial building in Hungary to achieve this rating, after the company's MG3 hall in Maglód.

"HelloParks has been constantly developing and expanding over the past year and a half, and our professional team has multiplied, with more than 60 professionals now working with us. As a result, this year we have already handed over the first 46 000 sqm warehouse building of HelloParks Maglód megapark and in June we completed the first 45,000 sqm phase of the HelloParks Fót project, of which we have already contracted almost 60% before obtaining the occupancy permit, but this is not all. We have two more deliveries planned before the end of the year. The last two years have shown the justification for warehouse developments. We see that there is still a demand for high-quality, well thought-out, and energy-efficient warehouse investments from the tenant's point of view," says Rudolf Nemes, CEO of HelloParks.
